Hyderabad has been recognized as the bulk drugs capital of India. It alone accounts for 1/3rd of total drug production and produces 33% of the worlds global vaccine and houses over 200 life sciences companies. The govt has come up with a plan of pharma city which will be Asia’s biggest project of this nature. TSIIC has identified 19000 acres of land and it is in close proximity to the city with excellent roads, rail and air connectivity to all parts of the country and world. Exclusive zone for SME’s, logistics hub is also planned prioritizing social and environmental responsibilities.
Pharma City cluster would come up on 19,000 acres and about 8,000 acres has been allotted for the purpose on SriSailam highway around Maheshwaram & Mucherla.
With investment potential of 100,000 crore rupees per annum and export potential of 40,000 crore rupee per annum the pharma city is expected to generate employment to about 5 lakh employment opportunities, thus creating a population of 20 lakh people in due course.
Hyderabad Pharma City NIMZ aims to establish a Pharma University, R&D Centre, Skill Development Centre and international standards by adopting green concepts. It is being developed by keeping in mind the environment of the surrounding areas. Make – Live – Learn – Innovate are the 4 primary factors the city is going to cater with zero liquid discharge facilities. Health, Education, Entertainment and Recreation centres are also being planned by the govt in this area. Green Spaces, environmental management cell, integrated township, bicycle friendly infrastructure, solar powered infrastructure, bio gas plant and energy efficient buildings with close proximity to hospitals, fire station, schools, banks and various other recreational facilities are also planned for sustainable development.
With the Govt announcing the launch of pharma city, many real-estate opportunities like villas, apartments, plots etc are coming up around the area and is one of the fast-growing localities around Hyderabad. The proximity to upcoming regional ring road is also an added attraction.
4-line road developments are also proposed in this area by the government which are further increasing the real estate value since there is high potential for rapid future development.
Localities like Maheshwaram, Pulimamidi, Mucherla, Kandukuru & Yacharam are fast growing and attracting investors. These localities are in the close proximity to the pharma city and the real estate ventures are coming up with a variety of options for prospective buyers such as apartments, villas, and open farm plots with farm houses.
